Esma Ahmet Varvil Apartment (EAV) is a four-storey commercial building, including a basement level, designed for a plot of just 66 m². Developed in response to the constraints imposed by planning regulations and the physical conditions of the site, the project required a carefully considered design approach. With two sides facing streets and the other two adjoining neighbouring plots, the site presented significant challenges in terms of buildable area and spatial organization. The primary objective was to make the most efficient use of the limited plot area and permitted development rights while establishing a functional and coherent spatial organization suited to commercial use. The relationships between the different floors, vertical circulation, and the optimization of usable space formed the basis of the design decisions. The building’s relationship with the urban environment was strengthened by making use of its two street-facing façades, while the limitations of the site were addressed through a compact building configuration. The architectural approach treats the existing planning regulations as fundamental design parameters. The building’s proportions, façade composition, and openings aim to establish a simple and balanced architectural expression that responds to the scale and constraints of the narrow plot. EAV is a compact building proposal that addresses the spatial and regulatory challenges of a highly constrained site through functional solutions, seeking a balance between efficient use of space, commercial requirements, and architectural expression.
